Development of turn key 48-man Executive Lodge Modular construction facility in Ft. Simpson of the North West Territories.
All public space, including the lobby, restaurant, dining room, lounge area, vending machine, craft store, offices, and conference areas are located in the office/ kitchen complex.
In addition to the main dining room with a 48-person seating capacity, there are 2 separate private dining & conference rooms with individual capacity of 24 persons which can be combined to seat 48 at 4 banquet style tables.
The Challenges
Managing risk on behalf of our client of the development and build.
Logistics - Ensuring delivery of building & materials during winter months using flatbed trucks across the river for spring opening.
Ensure the architectural & engineering design criteria meet all standards for the lodge including electrical requirements, potable water, structural and building code compliance.
The Solution
Managed all construction contracts as owner’s representative.
Participated in design development reviews to ensure alignment of design including working with the local authorities and city inspectors.
Worked on site with the Civil Engineering site team to ensure land development consistency.
Managed all engineering & architectural design, including civil and building requirements.
